Trying to tell a Seller what their home is worth could be a mistake. Why? Because it will almost always be worth more to the seller than to the buyer.
Sellers are emotionally attracted to their homes. They are arriving at a value based on what their home is worth to them.
So…my strategy has always been to get Sellers to think differently. Instead of debating what their home is worth I simply let them know that I don’t really care what their home is worth. “I’m not here to tell you what your home is worth. I’m here to tell you what it will take to get your property sold”. Repeat as often as necessary.
If they still don’t get real then just have the Seller sign your new “Sign in the yard agreement”. This agreement states that in your opinion the list price is too high and will not sell the property. However, the seller has agreed to let you place your sign in their yard at no cost. The seller understands and agrees that you will be using their property as free advertising space to attract buyers and future business.
As in most things in our business it’s all about the presentation.
